Access Statement for Keepers Cottage, Gillamoor.
Introduction Keepers Cottage is a single storey building attached to the owner’s house and set in large grounds with an orchard. Please do not hesitate to contact us if you have any queries or require information that is additional to this statement. We look forward to welcoming you.
Pre-Arrival • We maintain a comprehensive website at www.YorkshireSelfCatering.co.uk. • Bookings / enquiries can be made via email, phone or by post. • Nearest bus-stop is in Kirkbymoorside town (2¾ miles away). • Nearest train station (Malton) is 15 miles away. Keepers Cottage & Gillamoor are best accessed by private car. • There are no public toilets in Gillamoor village.
Arrival & Car Parking Facilities • Private, off-road car parking space for 2 cars in the cottage grounds with plenty of space for the car doors to be fully opened. • Parking area is concrete and level. • Level access from the parking area to the cottage door. • Parking is 3 meters (10ft) away from the cottage entrance. • Cottage entrance is reached from the car park across mowed grass and along a level path.
Main Entrance • Main entrance door is hinged to open inwards to the left with key-hole at 100cm (39ins). • Door threshold of 6cm (2½ ins). • This main entrance door opens into the hallway from where there is level access (no step) to all rooms. Also airing cupboard containing hot water tank.
General (Internal) • Living rooms carpeted throughout with short pile carpet. • Bathroom floor is laminate and kitchen floor is vinyl. • Smoke alarm fitted in hallway. . Dining Room & Lounge • Door to hallway width 74cm (29ins). Door to conservatory and 2nd exit 82cm (32ins) with 7cm (3ins) threshold. Conservatory door width 84cm (33ins) with no threshold. • The dining area is open plan with lounge. •’Gate-leg’ dining table (moveable). 121cm (4ft) x 93cm (3ft) when fully extended. 70cm (28ins) from floor to table top. • 4 dining chairs with seat cushions. • 3-piece lounge suite - double sofa and 2 armchairs. Seat height 44cm (18in). • Digital TV (Freeview), Stereo music centre (tuner, CD & cassette tape). All are provided with remote control units.
Kitchen • Worktop, sink with mixer tap, 4 ring electric hob, all at 90cm (3ft) height. • Oven door is drop down, height of lowest shelf 45cm (18ins). • Fridge under worktop.Small separate freezer in adjacent pantry. Highest shelf in fridge 64cm (25ins) and in freezer 92cm (3ft).
Laundry • There is no separate laundry but in the kitchen there is a standard size washing machine, which is front loading. • There are washing lines outside (pegs & basket provided). • Large airing cupboard.
Double Bedroom • On ground floor. • Door width 74cm (29ins). • King size bed . • Bed height 53cm (21ins) from floor to top of mattress. • Non Feather duvets and pillows (4) provided. • Sheets, duvet covers and pillow cases are polyester-cotton. • Largest transfer space available to left or right of bed is 100cm (39ins). • Bed is movable if more space is required to one side.
Twin Bedroom • On ground floor. • Door width 74cm (29ins). • 2 standard single beds – 92cm (3ft) wide. • Non Feather duvets and pillows (2 per bed) provided. • Narrow access to furthest bed 30cm (1ft). • Bed height 53cm (21ins) from floor to top of mattress. • Sheets, duvet covers and pillow cases are polyester-cotton. • Bed is not movable if more space is required to one side.
Bathroom & WC • On ground floor. • Door width 74cm (29ins). • Bath with flexible shower over. • Bath rim height 53cm (21ins). • Toilet seat height 43cm (17ins). • Space to right and left of toilet is 38cm (15ins). • Flooring is laminate. • Door lock is a bolt on the inside. • Space under washbasin is occupied by pedestal.
Grounds and Gardens • The extensive grounds (including an orchard) are level and consist of mowed grass.
